Minutes
January 7, 2002
The monthly meeting of the Avocet Board of Directors was called to order at
7:05 PM on Monday, January 7, 2002, at the Avocet clubhouse with Paul Cernich
presiding. Also in attendance were Nick Carter, Cris Townsend and Bruce
Hayworth.
Approval of Minutes
The December minutes were approved.
Comments from the Floor
No one was present to make comments.
Activities Completed Since Last Meeting
- The new insurance policy for the property is in place
- A second quote has been obtained for the new fence sections and locks on the
tennis court gates; Today Management will proceed with scheduling work to be
done prior to the spring tennis season
Unfinished Business
- Long-term capital requirements
- Clubhouse improvements – lighting and kitchen floor
- Rock/pinestraw for clubhouse drainage area
New Business
The December inspection report was discussed; many letters to be sent out
regarding exterior painting/wood rot; discussed sending out a letter to all
homeowners advising them of widespread wood rot in neighborhood – will send
letter closer to spring.
Two requests for re-painting were discussed as to their status with the
ACC
Approved the proposal from James Owens & Assoc. for the annual audit of
the homeowner's association.
Discussed replacing pool furniture and screens on tennis courts in the
spring
Discussed timing/manner in which Today Management is notified when a new
homeowner moves in; they are supposed to be notified by the closing attorney
when a home is sold
Homeowner fee delinquency has been drastically reduced since November; many
outstanding fees have now been paid
Discussed status of covenants vote and neighborhood walk-thru to remind
homeowners to turn ballots in; current vote stands at 32-yes; 31-no
The next meeting of the Avocet Board of Directors was scheduled for Monday,
February 4, 2002 starting at 7 PM in the Avocet clubhouse.
The motion to adjourn this meeting was made by Nick Carter, seconded by Paul
Cernich. The meeting ended at 8:47 PM.
