Approval of minutes
Committee reports - emailed all committees.
- Sports - Has been discussing rules revision. Continuing to address
maintenance items. Lights are still having a problem, Talbot has already come
out.
- Pool - See old business
- Finance - No activity
- Information - No activity
- Architecture - Nothing of note
- Landscape - No activity
- Security - No activity
- Social - No activity
- Management Review - Status?
- Covenants - Separate committee formed - still working on revision.
Old Business
- $5400 estimated for pool needs prior to opening. Decision tabled for
now. Possibility of addressing chairs for pool opening at acceptable cost.
Pool has broken up drain cover that poses a hazard to the pool area. The
drain will have to have a cosmetic fix until the final drainage is
installed. Mud is also a big issue, Tony took the cover off of the baby pool
and it was full of mud. Otherwise, the pool should be ready to open on
time.
- ComCast cable service at the clubhouse possible if a homeowner that
backs up to it would okay running it through their yard. Rachel reports
cable service through ComCast available for connection when desired.
- Plan received from Foresite Group. May be overkill; getting bids on
doing it, possibly in a phased manner or with some reasonable alterations.
Also getting more bids on detention pond along driveway. This is in dire
need of cleaning up. The debris in the detention pond is damming up the flow
of water, also creating stagnant water and in the summer, will be a breeding
ground for mosquitos.
- Relinquishment of Declarant - still waiting for final original
copy.
- Letters have been sent on an unapproved house painting and we are
waiting on a response from the homeowner.
New Business
- Riding shotgun on a property inspection - 13th MAY 2005 Jeanne is going
to ride along with Bruce to get a better idea of the inspection
process.
- Different protocols by violation type (yard maintenance issues, signage
violations...)? What is the minimum window we could arrange from first
contact to self-help?
- Asphalt/paving contractors regarding lower parking lot - there seems to
be a 'hole' in the lower parking lot in the asphalt right in front of the
drain. Just looking at it does not give any idea of how big it is. We need
to get someone out to fill it with concrete or asphalt before it gets bigger
and possibly to assess the damage, if any.
- TMI increase notification - Jeanne noticed in the budget that TMI
increased their fee. This was settled at the meeting, TMI gave the
neighborhood a month at no charge to make up the difference and to 'make it
right'. It was increased without anyone's approval.
- Reviewed complaints of maintenance on a lot.
- Women's restroom commode been called and hopefully fixed.
- Clubhouse repairs - the clubhouse is in need of major cosmetic repairs,
however the drainage must be addressed before any repairs can be made.
- Bathhouse repairs - Rachel is going to call and get some estimates on
the bathrooms, hopefully we will have enough money to update them. They are
pretty run-down and could use a face lift.
