OLD BUSINESS
Townhome development – Should receive elevations this week. No additional
problems with Saturday construction.
SOP/PIB development – Conditions posted to web site. Mostly favorable to
Avocet.
Clubhouse Maintenance Needs:
- French doors to be reinstalled properly, emergency lights over main entry
not working properly. Joe Ligon to finish work. Not yet completed.
- Review clubhouse rental contract to add clause requiring clean up.
Pending.
- $200 approved to replace the thermostats in the clubhouse with digital
thermostats that can be set to run automatically. Heritage has work order for
this.
Bathroom wall painting – No bids yet
Need to put together financial disclosure to community - year end 2006, 2007
budget and projections through 2010. Jeanne and Sean to work on.
Establish basic cable & phone service in clubhouse - Julie to follow
up.
Clubhouse keys - preliminary estimate for lock replacement and repair from
Taylor was $891. Heritage bid at $665, Duluth Lock & Key $1.075. Only
Duluth's bid met requirements - tabled to later date.
Tennis Courts Talbot reattached light and installed new net poles at
$190.
Julie still working on getting bids and engineering study for lower
court.
Missing Fence/New Deck Construction/Noise
- Fence replaced in back with shorter fence with space between slats and moved
into undisturbed buffer. Existing fence needs repairs. Fence replacement
requires ACC approval. Should be 6' with no space between slats. Second letter
sent and Robin following.
- Deck extension under construction. No ACC approval. Per county, permit
required but not pulled. County following up on code violation. ACC violation
letter sent.
- Noise complaints from neighbors. Police called at least twice on leaf
blowing after dark. Letter sent by Heritage. Ashley states that we have no
ability to enforce under our covenants. If noise persists, continue calling
police and if necessary, individual homeowners can sue.
Spring Cleanup - Need to organize. Rob can do mailboxes.
Past dues - Were a little over $8,000 as of 4/5, even with the March dues.
Many folks paid. New letters will be sent after the 10th to ensure all fees are
included.
Letter sent to homeowners on trash in back yard worked. Trash removed.
Second March inspection with mostly weed letters sent on March 26th.
NEW BUSINESS
Presentation of playground equipment recommendation.
- Three vendors: Playworx, Southern Playground, Spencer Creek
- Playworx recommended and chosen. Considerations were warranties, inspection
of other installations, Little Tykes equipment, flexible design,
discounting.
- Recommendation to do a self tear down of old equipment and supervised
installation of new.
- All in estimated cost $14.012. Equipment: $11,293; playground grade mulch:
$1,522; installation supervisor: $477; equipment rental for tear down &
installation: $510; retaining wall to contain mulch; $205.
Landscape plan - county will provide inmate labor and pine straw.
Pool quotes from Aquatic Solutions, Sunbelt Pools and Aqua Blue to repair
crumbling grout line, acid wash the pool and prep both pools for opening. Aqua
Blue chosen because beauty strip will address continuing issues with grout and
has done a great job for us over the years. Also able to open the pool on time.
- Aquatic Solutions - $2,800 with grout. Did not check pumps.
- Sunbelt Pools - $3,150 with flexible grout. Recommended cutting a mastic
joint around the pool and filling the joint with flexible grout at an additional
cost of $2,420. Checked pool pumps and recommended replacing failing pump motors
for $960.
- Aqua Blue - $4,500 with beauty strip. Replace failing pump motors for
$924.
Approve new ACC standards and begin enforcement.
Precision started April 1. Need to coordinate annual bed planting.
Henson Irrigation repaired lighting and started up sprinkler system.
Possibility of a suit being filed by a homeowner over the no parking policy
in the amenities area. Robin to send a letter to our insurance company advising
of the possibility per Ashley's recommendation. Both Robin and Ashley believe
there is no merit for the action, but we need to be prepared for just in case,
especially as there was a new violation of the parking rules over the
weekend.
